Utah Disaster Cleanup and Government Regulation

I was in a meeting today at the state capital, dealing with regulatory stuff for our Utah disaster cleanup industry. Cleaning up disasters in Utah, whether Utah water damage, fire and smoke damage, or mold;  they can be challenging, but what if you had to do it with one eye and one hand tied behind your back. The just of the meeting today was how bad, unproductive and costly some of the government regulations are.  Today’s conversations were about asbestos. there are recent laws over the last few years that are confusing, unclear and contradicting and just plain stupid. No one can make sense of just what the purpose is what any one was trying to accomplish to begin with. The regulatory agencies involved can’t tell you what the law is, or what you are supposed to do or not do; the laws contract themselves. So it dosen’t matter what law you choose to obey you will be in violation of the law. Our bureaucracy is alive and well. It is a lose, lose, lose proposition. Home owners are not well protected, it creates huge risks for restoration companies, and huge expenses for insurance companies and home owners. With the help of some legislators we are hoping to make some improvements that will offer: better and practical protection for home owners, reduce unnecessary risks for restoration contractors, and save insurance companies and property owners unnecessary expenses. Then we can concentrate on “normal” business such as water damage cleanup, smoke and fire damage cleanup and Utah disaster cleanup.

Can Dryer Vent Cleaning Make Your Home Safer?

Posted on 18th July 2011 by Dave Johnson in Air Duct Cleaning | Tags: ,

Why should you consider having your dryer vents cleaned?

Two reasons – home safety and saving money.

1 – Safety
According to a 2003 report, clothes dryers could be a possible fire hazard:

“The U.S. Consumer Product Safety Commission estimates that in 1998, clothes dryers were associated with 15,600 fires, which resulted in 20 deaths and 370 injuries. Fires can occur when lint builds up in the dryer or in the exhaust duct. Lint can block the flow of air, cause excessive heat build-up, and result in a fire in some dryers.”

Amongst other recommendations, they say:
- Clean the lint screen/filter before or after drying each load of clothes
- Clean the dryer vent and exhaust duct periodically
- Clean behind the dryer, where lint can build up
- Have a qualified service person clean the interior of the dryer chassis periodically to minimise the amount of lint accumulation.

Fire in the home or business premises is something you definitely don’t want.

Your clothes dryer needs more maintenance than say, your dishwasher…

Dryer vent cleaning will remove dangerous lint build up in your dryer and dryer venting.

Excessive lint build up occurs so slowly and gradually you don’t realize it is happening. Cleaning out the lint filter after each use is not sufficient. A duct clean is important.

As your clothes are being tumbled around in the hot air, small pieces of fibers come off the fabric and get trapped by a lint trap. The pieces that make it through the trap can stick to the sides of the damp exhaust tubing, causing lint build up. This blocks the free flow of air, leading to excessive heat and a possible fire hazard.

2 – Money
As the blockage narrows the free passage of exhaust air, your dryer has to work harder and longer to dry your clothes. Two problems soon occur. First, by running your dryer for longer it consumes extra electricity – often up to $20 dollars a month.
Second, because the dryer is working harder for longer periods of time, it will wear out faster than normal and will need to be repaired, or worse still replaced, costing you unnecessary additional expense.

How to spot if your dryer has clogged vents and ducts:

What are the warning signs that dangerous lint build up is occurring in your dryer and venting system?

- Clothes take longer to dry or don’t fully dry
- Clothes are hotter than normal
- The outside of the dryer feels hotter than normal
- The outside exhaust vent flapper does not open very much
- Laundry room is more humid than usual

What to do if you see these signs:

You have a choice.
Either clean the system yourself or have a professional do it for you.

If you wish to do it yourself, you can, but you’ll need: time, knowledge of what to do, and the cost of tools. You’ll have to buy a dryer vent cleaning tool kit containing brushes, rods, and vacuum adapters. You’ll need a vacuum blower and power drill plus instructions on how to do the job effectively and safely.

Or, for a few dollars more, you can save time and headache by hiring a professional dryer vent cleaning service to do the dirty work for you. The benefits of this are: your time, a professional job that is guaranteed and – importantly – inspection of the entire dryer vent line to make sure the tubing is intact, in good working order and is exhausting hot air properly.

A full dryer vent line inspection is particularly important in condominiums where the dryers in each condo share the same exhaust line.

What to look for when choosing dryer vent cleaning services:

1 – Get quotes and references before selecting one
2 – Make sure the dryer vent cleaning company is accredited by trade organisations
3 – Check that the dryer vent cleaning company has positive feedback on review sites such as Yelp and Angie’s List.

Be sure and be safe…

According to the above report, fires originated most frequently from two places: dryer venting and the lint trap.

By keeping both areas clean and in good working condition, the chances are good you will not have to worry about a fire, you’ll save money and have a safer home.

Dryer Vent Cleaning Companies are not all the same

Posted on 15th July 2011 by Dave Johnson in Air Duct Cleaning | Tags: ,
  • Dryer vent cleaning promotes necessary air-flow; the most important function of your dryer
  • Dryer vent cleaning improves dryer efficiency, reducing gas and electric bills
  • Dryer vent cleaning extends the life of your clothes dryer, avoiding expensive appliance repair services
  • Dryer vent cleaning eliminates a potential fire hazard
  • Dryer vent cleaning prevents mold and mildew damage to your home

Dryer vent cleaning is an easy service to sell because of its many benefits; the fee one pays for dryer vent cleaning quickly pays for itself in energy savings.  The concept of dryer vent cleaning is quite simple; remove lint build-up from the dryer vent system to open the airway and promote maximum air flow.

Though the concept is simple, the job should be performed by a licensed, bonded professional dryer exhaust technician who will also spot other potential problems that the average homeowner might overlook.  There is much more to the job than just running a cheap snake through the dryer ducts.

Some dryer vent cleaning companies use cheap equipment and perform unsatisfactory service.  Customers notice improved dryer efficiency for a short time, but the cleaning doesn’t last because of the amount of lint that remains stuck to the sides of the dryer duct system after cleaning.

Dryer vent cleaning services might quote one price over the phone just to use a bait and switch tactic when they arrive to do the job.  These companies are often in and out within 20 – 30 minutes and they don’t stand behind the work they perform.

A good dryer vent cleaning company should specialize in dryer vent cleaning, repair and installation.  They should be able to do minor repairs and maintenance to the dryer as well; belts, pulleys, fuses, etc…

Before you hire a dryer vent cleaning company, check them out; Google search their name to see what is being said about them.  Believe me, if there is something bad to say, people will post their view online.  Check with the Better Business Bureau to see if there have been many complaints.

Don’t get burned by your clothes dryer and don’t get burned by your dryer vent cleaning company.  Manufacturers recommend having your dryer vent cleaned at least once a year to increase dryer efficiency and eliminate a fire hazard.  Some insurance companies are requiring annual dryer vent cleaning to prevent dryer related fires.

Mold Abatement – DIY

Posted on 9th July 2011 by Dave Johnson in Mold,Mold Inspection,Mold Removal | Tags: , , , , , , ,

Mold abatement can be accomplished on your own if you know how to protect yourself and your home from more contamination. Do it yourself mold abatement begins with finding the water source that is allowing your mold to grow and thrive.

Mold needs food which is any type of organic matter including household dust. Mold requires oxygen which is all around and mold needs moisture!

The only controllable aspect of mold growth that can be eliminated is the moisture. The water source could be humidity, it could be a leak in the roof, leaky bath tub, leaking pipes, and it could be a leaking foundation too. You should have a good idea about your moisture issue, unless it is just an overall musty basement.

The damp basement needs a de-humidifier and you need to stop condensation on the walls and floor from the changes in humidity versus the constant temperature of the basement walls. Of course this includes your crawl space too. So you may need to add HVAC to your basement or crawl space, but at least de-humidify it around the clock.

Once the moisture problem is solved, it’s now time for mold abatement. Areas of mold that are one foot by one foot in area or less, simply take a see through garbage bag and duct tape the opening to the area around the mold. This serves as a containment. Once you begin cleaning you will be causing a microscopic dust storm of mold spores. The plastic containment keeps them all in one place.

Next make sure you have a mold cleaner such as Clorox bleach or an off the shelf mold killer that will not harm the finish of where you are cleaning. Slit the plastic with a opening large enough to insert your hand and arm. Spray down the area and let the mold killer have enough kill time to allow for the best mold abatement.

Wipe the affected area with a rag or paper towel. Once you are done leave the rag inside the containment and take your hand out. Position another plastic bag over the slit and pull the rag out into the plastic bag. Immediately tie up the bag and dispose of outside.

Next, I take a Lysol type of spray and completely spray within the containment and let it work a while. Then I dispose of the containment.

Larger Mold Abatement

Bigger areas require you construct a large plastic containment using paint tarp type of clear plastic and duct tape. If you are in the wall, you seal all around the affected area. You install a plastic floor, ceiling and then attach around the moldy target. You leave an overlapping flap as an entrance.

Wear old disposable clothes or a bunny suit. Wear a N-95 mask, goggles without holes and place all of your rags and equipment inside the barrier. Demolish the wall and throw drywall away in a plastic bag while still in the containment. When complete tie up the plastic bag. Spray down the moldy area and wipe it up per instructions on your Moldicide.

Now you will decontaminate the inside of your containment. Spray it down completely and wipe it up. Throw everything away in a plastic bag and tie it up. Now remove your protective clothing and throw it away too. Last wipe down the garbage bags and immediately have an assistant remove the bags to outside of the house.

Carefully break down your containment and bag it too. Dispose of it outside as well.

For better mold abatement results, once the containment is built, create a negative pressure by building a plastic pipe line to a window. Most serious containment have a HEPA filter that draws its air from inside the containment and blows its exhaust outside. That will keep spores inside the containment at worst and it will evacuate them outside at best.

Kill Carpet Mold Without Removing Your Carpet

Posted on 6th July 2011 by Dave Johnson in Mold,Mold Inspection,Mold Removal,Water Damage | Tags: ,

In most cases when having a problem with carpet mold, you have two options. The first is to remove the moldy carpet entirely or clean the carpet carefully with a natural carpet cleaning product. Since carpet removal may not be your option, cleaning the carpet with a natural solution that will remove mold spores, stains, and prevent them from coming back is where this helpful article will tell all.

Cleaning Carpet Mold And Staining

If you are to clean your carpet mold, then you need to consider the correct solution and understand what not to use. It is recommended to not use bleach. This will destroy the carpet, stain the carpeting, and leave harsh smelling odor that may be worse than carpet mold.

For carpet mold, you need a natural cleaning product that is formulated for fibers of the carpeting. You do not want to soak your carpet with to much water either. The solution is to use a natural cleaning product that has mold removing ingredients and encapsulate. The ingredients should be natural not to stain the carpets and must have preventive ingredients to prevent future staining and mold growth.

You see it is not enough to clean the topical area of the carpet. This may not totally prevent the black mold from coming back. At times you could see the mold in the carpeting grow back later in 4 to 6 weeks. This is the importance of the encapsulate. You will want to take this solution and spray it on the soiled area and allow to settle. While the natural cleaning product for carpet mold settles, it will begin breaking apart the DNA of the mold spores for the carpet. This will help for the next step which is blotting the mold on the carpet. You may also use a special heppa vac if you have it. But to keep things simple, use a cloth or rag. And use one side of each rag for one stroke of cleaning the moldy carpeting. To kill carpet mold, the rag should be used only once for each mold stain, trying not to reuse the same side or area of the rag for each carpet mold spot.

Now after you carefully blot the mold and remove it from the carpet with a rag, you will want to make sure the black mold and mildew will not grow back in the carpet. Carpet mold is a tough enemy for households, because of the many fibers they settle on. Be sure to have a strong mold cleaning solution that can kill carpet mold and prevent future growth. This will help your carpeting as well as indoor air quality.

Also, there is one huge important tip. Try to look at the edges of your carpeting around where the source of the problem may have come from. Life the carpet and look at the tack strips below, they are wood pieces with tacks in them. These may have mold and mildew stains in them as well. Spray these down with a natural cleaning product that will kill mold and remove mold. This is another source for carpet mold and should be attacked.

Ways A Test Kit May Help You Eliminate Black Mold

The fact is, a black mold test kit allows you to test out your home to find out if you have any kind of toxic mold. Because so many molds aren’t toxic and therefore not necessarily dangerous to humans, you should be able to test for mold and discover if it’s black mold. The test kits available today enable you to do this your self without the expensive job of calling in specialists to do it for you. The kits are really simple to use and it’s also the same method the professionals carry out. Using a kit, you can give your home a very good assessment.

Should you find that there is mold developing in the cellar or on a surface someplace else in the house, you can just scrape off a small portion of it right into a mold test kit. You do need to wear rubber safety gloves and a face-mask, simply because if it is black mold, it may be very dangerous.

Actually, use a paint scraper to obtain the mold sample for the kit, although just be sure you disinfect it before you start to ensure that you won’t contaminate the specimen. Then all you have to do is close the cover on the test package, print your name and address and the time and date you took the small sample. You are able to send the test to a research laboratory to have it tested.

A majority of these kits are not expensive to purchase. It is simple to get a mold test kit for a few bucks and it only costs another thirty to forty five dollars to get the test analyzed in a lab to see if it’s toxic black mold. When you look at these costs, when compared with what you would have to pay professional technicians to complete the job, it is quite simple to be able to do the tests your self.

The hardest part of tests is trying to discover whether or not you have mold in your house. While you can’t see or smell it, it is really difficult to know where you should look. The good thing is, you will find mold kits for this as well. This kind of kit has a petrie dish that contains a disk.

Next all you’ve got to do is set the dish in an area where you think there may be mold and then leave it there for about two hours. Then you close up the package and let the disc incubate for a couple of days. When you reopen the test package, if you notice there is a fungus developing on the disc, then you will want to have it screened to see if it really is black mold or another type.
